A Building Warrant of Fitness (BWoF) is a formal statement issued by the building owner. It confirms that all systems listed in the compliance schedule have been maintained and inspected at the required intervals and in line with New Zealand standards. These regular checks ensure that each system will operate correctly in an emergency and continue to meet safety expectations throughout the year. The BWoF is prepared and issued annually by an approved compliance company, which verifies that all inspection and maintenance records are complete and up to date.
Rapid Automatic Doors are fully registered as an Independent Qualified Person (IQP) with all South Island councils. This registration allows us to assess and sign off the following systems to ensure they meet all regulatory and safety requirements:
SS3.1 – Automatic Doors
SS3.2 – Access Controlled Doors
SS3.3 – Interfaced fire or smoke doors or windows (application in process)
If your building has a compliance schedule, you must engage an Independent Qualified Person (IQP). Their role is to oversee or supervise inspections, maintenance, and reporting for each specified system. They are also responsible for submitting a Form 12A every year. These steps ensure every system is checked correctly and maintained to the required standards.
The purpose of having an IQP sign off a Form 12A is to confirm that the council recognises their qualification. This recognition allows them to inspect, maintain, and report on each specified system in line with regulatory requirements. The sign‑off also ensures that all procedures are followed correctly. It further guarantees that the IQP has no financial interest in the building, protecting the integrity of the process.
